  • Tree and shrubs will be cleared as necessary with a minimum of 15 feet from house location.
  • House will have a minimum of 75' driveway.
  • Driveway shall be of a shale base with modified topcoat, or 2B stone.
  • Walkway from drive to front entry will be provided, same material as driveway.

  • Footing will be 8"x16" rebar reinforced and poured with a minimum 2800 PSI concrete mix.
  • 8"x16" C.M.U will be standard for all crawlspace applications. 10"x16" for full foundations per plans.
  • Foundation walls will be sealed with a moisture retardant below grade and parged above grade.
  • Conrete step unit will be provided at entry, when applicable.
  • A crawlspace heater will be provided for your convenience.
  • All concrete slabs will be a minimum of 4" thick and 3000lbs PSI mix.
  • All concrete slabs will rest on a reinforced bed of 4" gravel with a .4mil vapor barrier
  • House will be built in accordance with the International Residential Code (IRC)
  • Sill sealer and treated 2"x6" sill plate with anchor straps 8' on center will be provided.
  • Floor joists will be 2"x10" @ 16" center minimum or sized to meet load bearing requirements.
  • 3/4" OSB T&G subfloor to be glued and nailed.
  • Exterior wall construction to be 2" x 6" @ 16" on center.
  • Interior walls to be 2"x4" @ 16" on center, minimum.
  • Ceiling joists to be 2"x6" @ 16" on center, minimum.
  • Rafters to be 2"x8" @ 16" on center, minimum.
  • Exterior walls & roof sheathing to be 7/16" OSB
  • CertainTeed Mainstreet vinyl siding and Tamko 25 year warranty roofing with choice of colors for both.
  • Leaders and gutters.

  • Insulated steel entry doors with Kwikset locksets in polished brass will be provided.
  • Basement window (2) included with full basement package.
